I would have been evicted: He didn’t know I had video evidence

James Dapper has claimed he avoided an eviction by filming video evidence of himself dropping off the rent check at his landlords mail.

In a TikTok clip, James Dapper said that the property owner claimed the rent check was never placed in his mailbox.


But the tenant was able to provide video evidence to refute this.

My landlord tried to accuse me of not paying rent for the second time," the musician said at the start of the video, which has been viewed more than 600,000 times.

Dapper went on to explain that he wanted to hand the check off in person to avoid a dispute.

On the afternoon of July 31, he left work early to meet the landlord for their pre-scheduled appointment, according to text messages provided in the video.


But the landlord told Dapper he went home early that day and urged him to drop the check in the mailbox.

The tenant followed through with the request, but made sure to film the process.

On August 4, Dapper said the landlord texted him and said he never received the check.

After that, the tenant called the property owner.

Although Dapper didn't record the conversation, he claims he told the landlord about the video evidence and a receipt he had for the check.


If the check was misplaced, Dapper said he would have it cancelled and get another one.

That's when the landlord relented and said he had found the check.

But shortly thereafter, the landlord claimed that Dapper and his roommate had a cat but hadn't been paying the requisite $25 per month pet fee.

The tenant then told the property owner that his roommate is "deathly allergic" to cats.

After that, the landlord backed down again.

Many commenters below the video were shocked by the situation.

One wrote:

He really thought you would pay him double rent?? Lol like has this worked for him before??" one asked.
You should move asap when your least is up because if he doing that, (he) willing to do other shady stuff."

James Dapper replied:

I'm moving out in November appreciate your concern," Dapper replied.
